A chimney in Eastport doesn’t age the same way as one in Davidsonville, and a chimney on a 1920s Murray Hill colonial doesn’t behave like one on a newer build in Riva. A few things we pay close attention to because they’re specific to this area:
Salt air and corrosion
Homes closer to the water Eastport, Bay Ridge, downtown near City Dock see faster corrosion on chimney caps, flashing, and metal chase covers than homes further inland. We inspect these components more closely on waterfront and near-waterfront properties.
Historic masonry
Annapolis has one of the highest concentrations of pre-1900 homes on the East Coast. Many of these chimneys were built with lime-based mortar, which behaves differently than the Portland cement mixes used in modern construction — repairing one with the wrong material can trap moisture and accelerate damage instead of fixing it. We match repair materials to the age and construction of the chimney, not just the size of the flue.
Humidity and creosote
The Chesapeake’s humidity means creosote buildup here tends to be denser and more adhesive than what you’d see in a drier climate, which is part of why “once a year, no matter what” isn’t always the right advice — a heavy wood-burner in a humid, coastal-adjacent home may need more frequent attention than the same stove would in a drier region.
Storm season
Flashing and crown damage shows up disproportionately after nor’easters and the tail end of tropical storm season. If you’ve had a heavy storm roll through and notice a new water stain near your fireplace, that’s not a coincidence — it’s usually the flashing.
